Our asphalt paving services support a wide range of needs and existing site conditions including:

Mill &
Overlay

Ideal for worn asphalt that is still structurally sound but showing signs of aging such as heavy oxidation (unraveling) and various types of cracking. Typically, two inches of the existing surface are mechanically milled off. The remaining surface is thoroughly power-swept and then tacked with an asphalt binder to enhance the bond and tensile strength of the new overlay. This asphalt paving method is a cost-effective way to restore the surface while maintaining the integrity of the existing base.

Overlay
Only

Installation of new asphalt over an existing surface such as a parking lot, driveway, or sport court. Overlays can be performed over structurally sound pavement without any issues with base layers. If there are any potholes present, they must be properly saw-cut and patched before the overlay can be installed. It is not recommended to overlay asphalt over concrete surfaces due to the heavy freeze/thaw movements that concrete pavements show over the course of the seasons. The existing pavement should be cleaned, cracks routed, and then filled with a direct-fire sealant to reduce future reflective cracking through the new asphalt overlay. Considerations should be made for how the overlay will transition at sidewalks, curb islands, or other asphalt surfaces, which ideally should be milled or saw-cut to “notch” the new overlay FLUSH with adjacent surfaces.

New Pavement Construction

For new sites where a parking lot must be planned and built from the ground up. Frequently, engineering site plans must be followed for exact detail and location. This type of asphalt paving requires proper base preparation and grading to deliver a surface that will perform for years to come.

Lot Expansions for Growing Properties

TruSeal can handle the planning and execution of your next parking lot expansion, from permit or right-of-way considerations to the final project cleanup. Often, concrete curb and gutter re-direction and stormwater infrastructure may need to be installed to allow for proper drainage. Our team will provide aerial sketches of the expanded footprint so you can visualize the additional parking spaces you will acquire.

Complete Reconstruction

The most comprehensive approach for parking lots with sub-base deficiencies and/or poor soil drainage, which involves complete removal of the pavement profile. Undercutting can be performed to remove the existing sub-base, then replaced with adequate type and thickness of new material to support parking lot pavements. This form of asphalt paving is often necessary when the surface and foundation are both compromised.

As a trusted asphalt paving contractor, TruSeal handles the full scope of work required to deliver a strong, smooth surface. Depending on your site, the process may include: 

Long-lasting pavement starts with the quality of the surface it is installed over. We remove and haul away unstable or deteriorated materials, then check surrounding grades to see if adjustments are needed. Sub-soils are undercut and supplemented with the proper type and amount of new material as necessary.

Sub-base materials may need full replacement or compaction to promote proper water runoff and reduce pooling. We take the time to make sure the sub-base layers can fully support the pavement above them. Effective drainage is critical for preventing premature failure and supporting long-term pavement performance.

We tie in new paving with existing surfaces or structures such as sidewalks, aprons, or curbing. Clean transitions help maintain a professional appearance and reduce trip hazards.

If required, we install a coarser binder layer, followed by a surface course made with a high-quality fine asphalt mix. The thickness of the asphalt mat depends on the application, and proper compaction with asphalt rollers is achieved between each course.

We complete the job with a smooth finish roll and a thorough clean-up of loose debris. Work areas are properly cordoned off with signage, cones, or barriers to keep vehicle traffic off the new surface until it is ready. Damaged turf areas are restored, and backfill is placed along exposed pavement edges to help prevent edge cracking.
