Left untreated, asphalt pavements deteriorate under the stress of vehicle traffic, UV rays from the sun, freeze-thaw cycles, oils, chemicals, and road salts. 

Sealcoating replenishes the binder oils, called asphalt cement (bitumen) in asphalt pavement, which are progressively lost over the course of its lifespan. As asphalt ages and loses its binder, it will stiffen and undergo an oxidation process from the sun’s rays, causing a chalky-grey appearance. When left untreated, asphalt will further deteriorate under the stress of vehicle traffic, freeze-thaw cycles, oils, chemicals and road salts. Stone aggregates begin to loosen and begin to unravel out of the pavement, causing further premature deterioration.

Applied correctly, sealcoating creates a protective film that blocks water, slows oxidation, and resists oil and chemical spills. Independent studies show untreated asphalt can absorb significant water in just hours, while properly sealed pavement reduces water penetration by more than 95%. By cutting off the intrusion of moisture and slowing oxidation, sealcoating prevents premature surface cracking and the brittle surface failures that often lead to potholes and costly replacement later on. 

Done properly, regular asphalt sealcoating can more than double the lifespan of your asphalt from 30-35 years, versus as little as 13-15 years with no maintenance. Sealed asphalt also reflects more light at night, improving visibility across your property and creating a safer experience for drivers and pedestrians. By leaving a uniform black surface, it provides one of the most noticeable upgrades you can make without full reconstruction.

Here’s what sets our process apart: 

On commercial sites, it can often be unpredictable how the public will interact around a jobsite while sealcoating is occurring. We take time to define the established work area in advance with project phasing maps that can be shared with customers and tenants. While working, we use a combination of traffic cones, barrier tape and proper signage to alert the public what areas are open and what areas are not. Proper planning and cordoning help reduce overall liability for both the property owner and contractor.

Cleaning and prep work is what can set a professional, quality job apart from others. We take extra time to deliver a thorough cleaning of the parking lot using powerful mechanical brooms and industrial blowers.

Borders near curbs, sidewalks, and structures are always hand-applied for clean, sharp lines. The contractor you choose is a direct reflection of your property to customers and tenants, so it is imperative to work with a team that values detail and cleanliness.

Every job receives two full coats of commercial-grade sealer, giving your lot a uniform, dark-black finish. It is also critical that the first coat of sealer be left to dry prior to applying the second coat. Some sealcoating contractors will rush this process and under-deliver on promises by spraying more sealer over wet sealer, which in fact is not a true two coats. TruSeal will apply extra material to the highest traffic areas like the parking lot entrances and exits.

We use the right asphalt emulsion, coal tar emulsion, or petroleum-resin sealer for each job. Silica sand and performance additives are mixed in at proper ratios to improve durability and drying times. The sand is fully agitated into the sealer to keep it in suspension. We also apply durable direct-fire crack sealants, melted and placed over pavement cracks before sealcoating. These materials bond firmly to dry asphalt, blocking water infiltration and future damage. To finish, we treat the surface bands of the crack-sealant material with a dish soap solution or black slag sand to reduce tackiness and steering marks.

When and How Often Should You Schedule Sealcoating?

There are several signs your lot is ready for asphalt sealcoating. The most common is a faded, gray surface. Newer asphalt that has never been sealed can also show a rough, porous texture that traps water, leaving it more vulnerable to early damage. Another red flag is the presence of small pebbles or stones collecting along the perimeter of the lot. This indicates the aggregate is unraveling and the pavement is overdue for sealing. 

While the exact frequency depends on factors such as sun exposure, traffic load, and whether the lot has been sealed before, most properties benefit from sealcoating every 3 to 5 years.

What to Expect

Here’s how a typical commercial asphalt sealcoating project goes with TruSeal:

Step 1: Site Evaluation

We walk the property, assess the pavement’s current condition, and check for any repairs needed before sealcoating. You receive a clear summary of what should be addressed immediately and what can wait.

Step 2: Prep and Cleaning

The parking lot is blown off and swept to remove all loose dirt, debris and loose aggregates. All vegetation around the parking lot borders or inside of pavement cracks is removed using rotary wire wheels or string trimmers. Any residual trash and dirt deposits along edges and gutter pans are collected. Finally, a primer is sprayed and agitated into oil stains to help the sealer bond. If cracks need to be sealed first, we complete that as part of the prep process.

Step 3: Sealer Application

We apply sealer using a combination of spray and hand-brushing techniques, depending on the porosity and surface roughness of your asphalt pavement. Edges are always hand-brushed to keep the sealer only on the asphalt and off adjacent surfaces. The lot is then blocked off for a minimum of 24 hours to allow the sealer to dry and undergo the curing process.

Step 4: Line Striping

Once the surface has cured, we return to lay out and stripe fresh pavement markings, leaving a sharp and professional finish.

Step 5: Follow-Up

Once complete, we walk the site again to ensure the finish is clean, uniform, and ready for use, as well as make any detail touch ups that catch our eye. Our staff communicates clearly so you know exactly when it’s safe to reopen your lot and what expectations will be post-service.

Sealcoating vs. Resurfacing: Know the Difference

Clients often ask: Do I need sealcoating, resurfacing, or something else? 

Here’s a quick way to think about it: 

Sealcoating is a process where a bituminous coating is applied over the existing asphalt pavement to protect and refresh the surface. It is most effective when the pavement is still in good condition, helping replenish the asphalt binder, reduce water intrusion, and slow the early stages of surface wear. However, its benefits are limited if the asphalt is already severely cracked, alligatored, or potholed.

Resurfacing is sometimes mistakenly used interchangeably with sealcoating, but the two are very different. Resurfacing asphalt typically involves milling, a mechanical grinding process where the top two inches of the pavement are removed, followed by the installation of a new compacted asphalt overlay. Milling and paving require a larger upfront investment due to the substantial machinery, labor, and materials involved in replacing the entire surface.

The decision to crack-seal and sealcoat versus repaving depends on several factors, including the existing pavement condition, traffic usage, and the property owner’s budget and long-term plans. Asphalt Sealcoating FAQs

On your scheduled service date, please clear the driveway or parking lot of all vehicles and movable items such as basketball hoops, flower pots, toys, or other belongings. Lawn irrigation systems should be turned off the night before service by switching the controller from “run” to “off.” We also recommend rescheduling lawn or landscaping services prior to your asphalt sealcoating appointment. While debris like mulch or grass clippings will not damage the sealer, they can affect the finished appearance. If debris does end up on the surface, it will eventually break down or flake off naturally.

Crack filling is not included with our base driveway asphalt sealcoating service. Many conventional crack-filling methods are short-lived or leave visible “bands” of material that remain noticeable even after sealcoating. Residential crack sealants can reopen within months, while longer-lasting commercial-grade sealants are more visually apparent. Proper crack sealing involves routing the crack, heating it with a heat lance, and installing a hot-applied direct-fire sealant that bonds mechanically to the asphalt. This process is time-intensive and can cost thousands of dollars, which is often not practical for residential driveways. Asphalt sealcoating will naturally penetrate and glaze smaller microcracks, providing a degree of protection. Crack sealing is available as an optional add-on. Your TruSeal professional will make recommendations based on crack size, pavement condition, surface porosity, and overall layout.

We aim to arrive within the two-hour arrival window listed on your booking confirmation, though delays can occasionally occur. Our office will notify you if there is a significant delay or if rescheduling is needed. You do not need to be home during service as long as the driveway or lot is clear and accessible.

Drying time depends on environmental conditions such as temperature, humidity, wind, and dew point. In most cases, vehicles should remain off the pavement for 48 to 72 hours, and longer is always better when possible. Our crew will place caution tape across the driveway to prevent early access. You may dispose of the tape and wooden stakes once the waiting period has passed.

Yes. Asphalt sealers go through both a drying phase and a curing phase. Drying occurs as water evaporates, while curing is when the sealer reaches full hardness, which can take 3 to 4 weeks depending on site conditions. During curing, the surface is susceptible to steering marks. Avoid sharp turns, especially when the vehicle is stationary. Tire marks during this period are normal and will fade over time with sun exposure.

No. Asphalt sealcoating significantly improves appearance and protects the pavement, but it does not replace new asphalt. Existing cracks, patches, or surface imperfections will still be visible. Sealcoating is a maintenance and protection service, not reconstruction.

Newly paved or never-sealed driveways typically require more material during the first application. We usually recommend another asphalt sealcoating application after one year, followed by applications every 2 to 3 years thereafter. Monitor cracks or potholes that may need repair before winter freeze-thaw cycles cause further damage.

Areas with pre-existing oil stains will always have a weaker bond, even when primed, and oil may eventually bleed through the sealer. Standing water, low spots, and areas beneath downspouts also wear faster due to constant water exposure. Redirecting water away from the pavement helps preserve the sealer.

Yes. Environmental factors such as irrigation runoff, hard water, and adjacent landscaping can stain asphalt or concrete surfaces. Low or poorly graded areas are especially prone. Tree debris, leaves, berries, and organic matter can also stain if not removed. These stains are typically unavoidable but will fade over time. Regular blowing or cleaning as part of lawn maintenance is recommended.

Yes. TruSeal uses professional-grade, asphalt-emulsion sealers that are environmentally responsible and non-irritating once dry. If wet sealer contacts skin, wash with warm water and soap. A citrus-based degreaser can help remove residue if needed.

Once the project is complete, TruSeal will email your invoice, which is due within 15 days. We accept cash, check, or credit card. Credit card payments include a 3% processing fee. Payment apps such as Venmo or Zelle are not accepted. A receipt is emailed automatically after payment is processed.
