Residential and Commercial Asphalt Maintenance Services

Sealcoating
Sealcoating of asphalt surfaces, whether it is your driveway or parking lot, is an effective method to beautify and protect your greatest investments. Asphalt sealer helps extend the lifespan of the asphalt and preserve the underlying aggregate by restoring natural oils in the pavements. These oils over time are broken down during sun oxidation reactions, water and ice degradation, as well as chemical deterioration such as motor oil spillage.
Our high-quality commercial grade sealer is brushed on carefully by hand to keep the sealer on only the pavement surfaces, and when combined with a comprehensive asphalt maintenance program from TruSeal, will help ensure its future longevity and value. We recommend this service be done at minimum every 3-5 years on your asphalt pavement.
Crack Sealing
Asphalt pavement cracks are formed from a variety of external factors during the lifespan of asphalt pavement, and are a susceptible point of weakness for further deterioration. The cracks are often formed from natural expansion and contraction of the asphalt material over the years and seasons, as well as freeze/thaw cycles of the underlying base material. Other factors such as invasive tree roots or damage from heavy machinery or vehicles can cause cracking as well.
It is critical pavement cracks be sealed regularly to prevent further cracking and damage. This is often done at the same time as sealcoating. The cold poured or hot melted sealant products lock out moisture and plant growth by filling in the gap space of the crack. This service is charged per linear foot of cracks to be treated as well as how extensive the required cleaning prep work is.

Asphalt Repair & Replacement
Damaged areas in your asphalt pavement, such as potholes or falling apart “alligatored” asphalt, are not only an eye sore, but pose as a safety tripping hazard. Truseal offers a variety of solutions customized to the needs of your pavement and overall project budget.
Potholes can either be surface filled with a highway grade patch material for a more economical route, or completely cut out and replaced with new asphalt for best longevity. The Truseal team can help find the best asphalt repair solutions and products for your property.

Line Striping
Line striping is a service done mostly in parking lots after a sealcoating application is done, or it can be done on its own to freshen up the curb appeal of your property. New paint can be applied on new or old asphalt, and is a fantastic way to transform old fading paint lines, handicap markers, crosswalks, or any other pavement markings.
